Introducing the Casiola Property Standards

Prior to onboarding, every “Casiola Home” is critically reviewed against our Casiola Property Standards, which are divided into (3) criteria: Condition & Design, Safety & Security & Working Order. To join the Casiola management program, properties must meet all (3) categories of the Casiola Property Standards.

Local nuances

Homes are different all over the world, and this may have an impact on the interpretation/applicability of our Casiola Property Standards. Our local teams responsible for home reviews, will take local nuances into account when reviewing your home. 

Condition & Design

  • Must be an entire home (no spare bedrooms)
  • Consistent standard of design throughout the property
  • Tasteful furniture and decor with updated finishes, décor, furniture
  • No major aesthetic damage present (e.g. cracks, stains, scuffs, water marks on any of the walls or floors)
  • Clean and freshly painted
  • Furniture and home decor in good condition (fabric should not be stained, tears, rips, nothing chipped or scratched)
  • Free of specific host personal items (photos, toiletries or products, clothes, shoes, non-perishable food)
  • Home essentials cohesive and in good condition
  • Communal building areas are well kept (e.g. front door lock of building working, clean, tidy, no stains on carpet)
  • Wires and cables for electronics are organized or hidden from sight
  • Outdoor areas are well-kept, with no overgrowth or dead plants
  • Kitchen appliances are cohesive and well-maintained
  • Entrances to the listing are clean and illuminated
  • Bathrooms including medicine cabinet, counters, shower curtain, and shower or bath are clean, not mildewed (e.g. caulk in good condition)
  • Home should have a neutral to positive smell
  • Spaces and surfaces are clutter-free
 

Patterns, textures, décor, and fixtures cohesive; demonstrate quality and thought

Spacious area laid out thoughtfully; quality furniture with purposeful décor/accessories.

Open spaces cohesively tied together through thoughtful procurement.

Do’s and don’ts

Bathrooms including medicine cabinet, counters, and shower/ bath are clean (silicone in good condition)

Visible mildew stains on mirror and tiles.

Communal and Outdoor areas are well maintained (no damaged furniture, dead or overgrowing plants)

Furniture and décor in poor condition (fabric should not be stained, torn or ripped)

Furniture and décor is cohesive across all primary spaces

No consistent standard of design throughout the home.

Tasteful approach to design with updated finishes, decor, furniture and clean surfaces

Surfaces/Drawers should be free of host’s personal items (or labeled as owner closet and out of view)

Safety & Security

  • Maximum length of stay regulation based upon local regulations
  • Meets local tax regulations
  • Must meet minimum fire and gas safety requirements, based upon local regulation smoke alarm present, working and installed to local regulations
  • CO2 alarm present, working and installed to local regulations
  • Fire extinguisher present, inspected and tagged withing the last year
  • All keys/locks are present, in good condition, and functioning
  • Windows must have functioning locks
  • Patio door present and door is easy to work (if applicable)
  • Access through all locked entrances is smooth (e.g. no door/key manipulation required)
  • No evidence of frayed or damaged wires to any appliances
  • Details included for local hospitals, emergency numbers

Working Order

  • All utilities fully functioning
  • In-unit washer and dryer
  • Working, well-maintained kitchen appliances
  • High-speed Wi-Fi
  • Boiler, showers, toilets, taps have no sign of any obvious major problems (e.g. toilet doesn’t flush, sink doesn’t drain)
  • All amenities in working order with no major issues (e.g. TV, Wi-Fi, washing machine, dishwasher, oven)
  • TV must be updated (smart TV)
  • Air conditioning and/or heating works well (if expected for city)
  • Water pressure is strong, with hot and cold water
  • Appliances look well-maintained and work without issue
  • Appliances and amenities don’t detract from the space
